• All rooms are furnished with built-in wardrobes, beds, linens, study desks and storage space.

Premium Sharing rooms have an en-suite bathroom. For other room types, the bathroom is not attached, but easily accessible.

Yes you can. Prior to moving in, all students will receive a roommate preferences form, where you will be able to state your preferences for an ideal roommate. You will also have the option to list the roommate(s) you wish to live with during the application process. If you are listing another student as a roommate, it is important that both students each other and that all requests are mutual.

All apartments have between 2 and 4 students.

Yes we do. Prior to moving in, all students will receive a roommate preferences form, where you will be able to state your preferences for an ideal roommate. This form will inquire as to your study habits, social habits and hobbies to help us match you with residents that have similar preferences. You will also have a chance to state any particular requirements that you have for your roommate (eg. I want a vegetarian roommate). Once received, we will do our best to match you with your perfect and ideal roommate.

Requirements to stay at Makaan are

• 1. You must be a full/part-time student
• 2. You must be 16 years or older to move in
• As long as you meet the above criteria, you are more than welcome to book your student accommodation with us at Makaan.

All leases are individual. An individual lease provides each resident with their own separate lease agreement, responsibility for only his/her rental instalments and other applicable charges. By signing an individual lease, you are only taking responsibility for your rental instalments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

• All lease agreements start on the 1st of the month i.e September 1st, October 1st, November 1st, and so on and so forth.
• All lease agreements end on the last day of the month i.e June 30, July 31, August 30, and so on and so forth.
• An example of a 12 month lease starting in September is September 1st to August 30th.

• All floors at Makaan are segregated by gender (so either male-only floors or female-only floors).
• In addition, all elevators are keycard operated and you will only be able to access your specific floor via your keycard.

• Yes, there will be members of staff working 24/7 to tend to our students’ needs.
• Our security team operates 24x7
• Our front desk concierage is 24x7
• In addition to the above, we also have a 24-hour emergency call service in case of any emergencies or urgent requirements.

• To book your stay at Makaan, we will require the following
• Enrollment Letter (or offer letter) from the university
• Passport copy
• Furthermore, prior to moving in, all students are required to submit proof of enrolment to confirm their status as an active full/part time student.

• Yes, cleaning is provided by our team.
• All rooms are cleaned three times a week.
• All common areas and facilities are cleaned daily.
• Deep cleaning of all rooms and facilities is conducted once a month.

All apartments have access to a fully equipped and modern shared kitchen and a dining area, where you will be able to cook and eat conveniently. All kitchens are shared by 2-4 students. Your kitchen will have a fridge, microwave, electric stove, kettle, and cutlery.

• Makaan operates free shuttle buses to and from Dubai Knowledge Park and Dubai International Academic City.
• Dubai Knowledge Park (DKP) - Shuttle buses run every 30 minutes, from 8 AM to 12 PM and 5 PM to 10 PM, on weekdays and reduced frequency on weekends.
• Dubai International Academic City (DIAC) - 9 AM, 11 AM, 6 PM, 8 PM on weekdays and weekends.
• All timings are subject to change.

All leases are individual, where each student signs a contract for their own independent space along with a common shared space. Therefore, if one of the roommates in a double room moves out, it has no effect whatsoever on the other.

Yes this is allowed, as long as you are able to return it to its original state upon check out and there is no damage caused (either temporary or permanent).

Yes, if your student visa is rejected, we will refund your booking fee and any amounts paid - no questions asked.

Yes, if you are unable to travel due to serious health issues, we will refund your booking fee and any amounts paid.

To book a room, you will need to sign the tenenacy agreement and pay the AED 3500 booking fee.

Advance booking fee is non-refundable, except in the cases of student visa rejection, not meeting offer letter conditions, or health related issues.

• All students are required to pay an AED 3240 security deposit prior to their tenancy start date.

• The Tenant shall behave in a respectful and cooperative manner toward all residents, staff, and neighbors.
• Harassment, discrimination, bullying, or any form of threatening behavior will not be tolerated.
• The Tenant must comply with all UAE laws and regulations at all times.
• Any behavior that disrupts the harmony of the residence may result in penalties or eviction

• Quiet hours are enforced daily from 10:00 PM to 8:00 AM.
• During this time, noise must be kept to a minimum. Loud music, gatherings, or disturbances at any time that affect other residents are prohibited.
• Repeated noise violations may result in penalties or eviction.

Yes Guests are allowed to visit at Makaan. However all Guests (and the students who have invited them) are subject to our Guest Policy.

• Our Guest Policy is as follows
• Guests are permitted only in designated common areas unless otherwise approved.
• All guests must be registered with reception/security.
• The Student is fully responsible for the conduct of their guests.
• Overnight stays are strictly prohibited unless authorized by written approval from Makaan staff.
• Makaan staff reserve the right to deny entry to any guest.
• The Student shall be fully responsible and liable for the actions, omissions, and conduct of any guests, visitors, or invitees.
• Any damage, loss, or violation caused by such persons shall be treated as if committed by the Student.

• Possession or use of illegal substances
• Consumption of alcohol in violation of UAE laws or Makaan policy
• Gambling or illegal activities
• Operating a business from the premises
• Unauthorized parties or large gatherings
• Keeping pets (unless explicitly authorized in writing)

Smoking is only allowed in designated and marked areas at Makaan.

• Subleting your room to a third party is strictly prohibited.
